Parking

Most units have one dedicated parking space in the building’s heated underground garage. Units 101 and 104 have a dedicated outdoor parking space. A limited number of early reservations will have the option to buy an additional tandem parking space for $20,000. The elevator takes you directly to your floor from inside the parking garage

Hammond House welcomes pets!

Condo Fee

The $350 per month condo fee includes water, sewer, common area cleaning, exterior maintenance and repair, landscaping, and snow and trash removal. We’re happy to share the rules and regulations, budget, and other condo documents upon request!

Storage

Each unit has a private storage space on the same floor, or inside the condo. These units are large enough to hold athletic equipment, seasonal decorations, and more! A limited supply of additional basement storage spaces are available for purchase.

Bicycle Storage

The dedicated Hammond House bike room on the garage level keeps your bike secure and out of the weather

The units may be leased for a minimum of 3 months at a time.

Customization

Early reservations will have the ability to choose from our selection of modern fixtures and finishes. Don’t like the choices? We can work with you to further customize your space (may be an additional cost depending on selections). Buyers have a $4500 credit towards your choice of appliances (range, range hood, refrigerator, dishwasher).

Sound Proofing

We have designed the demising walls between units with double studs with a 1” gap between them and insulated with dense pack cellulose insulation. We have designed the floor to ceiling assembly between units with a Gyp-Crete floor topping, sound attenuating batt insulation and ‘Genie Clip’ sound isolation clips to fasten the drywall ceiling to. The sound ratings for the walls between units are STC 61. The floor assemblies are at STC 55 and IIC 55.

Heat Zones

Rooms are heated by heat pumps – each bedroom will have individual heat pumps and the living space will also have a separate heat pump.

Windows

The windows in Hammond House will be casement windows.

Fireplaces

The fireplaces in Hammond House vary between each unit.

Units 102, 202, 206, 302, 303, and 304 will be vented units. These will be the Napoleon Ascent 36” (B36NTR) fireplace.

Units 101,103, 104, 105, 106, 201, 203, 204, 205, and 301 will be vent free units. These will be the Astria Alpha 32” (Alpha32ZMN-CF) fireplace.
